Pricing & Payment

  • Minimum: $150 minimum per trip
  • Material charges: A ~20% markup is applied to materials sourced/secured by Lifted Renovations.
  • Trash / dump fees: Disposal of up to 45 gallons of trash generated from the job is included with the estimate. A $50 dump fee applies for each additional 45 gallon bag of trash removed.
  • Travel fees: $15 travel fee for every 5 miles outside of central Portland (97214), per trip.
  • Payment terms: For projects over $1,500, I request 1/3 payment to start. For projects over $3,000 I request 1/3 to start and at least one milestone payment. Final invoices due upon receipt.

Here are the starting prices for some common services. I offer many other services so send me the details of your project to get an estimate.

Wall & Ceiling

Minor wall repair (Holes smaller than 4” or thin cracks)

Includes filling, texture match and priming. Patch can be painted for an additional $60 if customer supplies matching paint at the time of the repair. Otherwise, paint matching service ($150) will apply to match paint. Most holes can be repaired without visible signs of patchwork.

Major wall repair (Holes larger than 4”, damaged corners, wide cracks, etc.)

Hardwood floor refinishing

Install of luxury vinyl planks (LVP) or laminate flooring

Custom flooring transition/reducer

Includes installation of a custom fit wood, metal, laminate or vinyl transition piece to create an eased transition between unlevel or dissimilar floors. (wood-to-carpet, carpet-to-tile, etc.) Wood may be customized to different styles and stained and sealed to match existing wood floors.

Paint or stain matching service

≥$150/trip

Includes sourcing and acquiring paint or stain color(s) in a sheen that matches your existing finish. NOTE: Matched paint or stain may still require a full face or wall to be painted for the best appearance.

Doors

Door repair for inoperable swing, handle, latch, etc.

Includes hinge, door, or latch adjustments to make the door function properly. Additional charges may apply to fix a severely warped door or distorted jamb.

Door replacement

Door jamb/trim/threshold repair (exterior)

Minor damage may be fixed by removing rotted/damaged wood, treating surrounding wood with anti-rot solution, and filling with patching compound to restore the original appearance. Repaired area will be fully primed and sealed to prevent future water intrusion. Additional charges apply for painting or staining.

More significant damage will include replacement of jamb, trim, or threshold as needed. Flashing and insulation will also be replaced as needed.  Repaired area will be fully primed and sealed to prevent future water intrusion. Additional charges apply for painting or staining.

Windows

Window glass restoration

Includes cerium oxide glass polishing to restore glass to brand new clarity and shine. This removes hard water spots, stains, and even light scratches.

Broken glass replacement

Includes glass replacement and glazing in older single-pane wood framed windows.

Rotted window sill/trim repair

A full-frame window replacement includes removal of the old window, frame, plus interior and exterior trim. It includes installing the new window with flashing, insulation, sealant, trim, and primer. Additional charges apply for painting or staining.

A retrofit insert window replacement only requires removal of interior window stops to remove the old window and includes installation of the new window, sealant, stops, priming and caulking as needed. Additional charges apply for painting or staining.

Trim

Trim repair

Includes repairing damaged baseboard or other trim by filling holes, scratches and cracks, and staining or painting to match existing trim. An additional charge for paint/stain matching service ($150) will apply if the customer does not have matching finish.

Baseboard replacement

Faucets, Sinks and Toilets

Sink drain repairs

Includes repairs of under-the-sink drain leaks or clogs, etc. May include a new P-trap, washers, or debris cleanout.

Faucet repair

Includes replacement of faucet valve seals, stems, or cartridges. This repair is best combined with other jobs since replacement parts will likely need to be ordered and installed on a second visit. ($150 per trip minimum)

Faucet install

Sink install

Dimmer switch install

Smart lighting install

Fences & Gates

Fence picket repair

Includes refastening loose pickets or replacing broken or rotted pickets. Pickets can be stained or painted for an additional $60 if customer supplies the finish at the time of the repair. Otherwise, stain or paint matching service ($150) will apply to match the existing finish.

Gate repair

Includes installation of support bracket(s) for sagging gate, and realignment of latches to restore proper latching function. Additional charges for replacing posts. (see post replacement)

Post repair / replacement

If the post is in good condition it may be possible to repack the post with a support bracket. If replacement is necessary then this will include a 36” hole for a new post, sealing the post base (6”), pouring concrete around the post, and reassembling the fence or gate.

Includes vertical or horizontal fence design with 36” post holes, sealed post base (6”), and poured concrete around the post. All fasteners and connectors used are either hot-dipped galvanized, epoxy-coated, or stainless steel to prevent rust and corrosion. Additional charges will apply for rocky soil.

Gate build
